4-Point and Wind Mitigation Inspection Cost in Central Florida (and Why to Bundle)

In this article

If you’re buying or insuring a home in Florida, your insurance company will probably ask for two reports: a 4-Point inspection and a wind mitigation inspection. Here’s the short answer on cost. At 2020 Inspection Solutions, a wind mitigation inspection costs $200 on its own and a 4-Point inspection costs $200 on its own. Order the two together and the combo is $250. Add them to a home inspection and each one is $100.

Those are our published prices. Other inspectors will charge more or less, and that’s fine. What matters more is knowing what you’re paying for, whether you actually need both reports, and how to avoid paying for the same trip twice.

How much does a wind mitigation inspection cost in Central Florida?

A wind mitigation inspection is $200 stand-alone or $100 when you add it to a home inspection with us. You get the state’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802), filled out by the inspector, with photos that back up each answer on the form.

That form is what your insurance company uses to decide which wind credits your home qualifies for. It covers seven categories: the building code the home was built under, the roof covering, how the roof deck is attached, how the roof is attached to the walls, the roof shape, secondary water resistance, and opening protection. Your home doesn’t need every feature to earn a credit. Each category counts on its own.

Two things worth knowing:

  • The form changed this year. Since April 1, 2026, inspectors have to use the revised version of the form. If someone hands you an older form for a new inspection, ask why.
  • The report can last. The Florida Office of Insurance Regulation says the form is valid for up to five years, as long as no material changes are made to the home and nothing on it turns out to be inaccurate. Some insurers ask for a new one when you switch companies, so check with your agent.

I can’t tell you what your discount will be. Your insurer sets that, and it applies to the wind portion of your premium. What I can tell you is that this report is the only way to get credit for the wind-resistant features your home already has. More detail is on our wind mitigation inspection page.

How much does a 4-Point inspection cost?

A 4-Point inspection is $200 stand-alone or $100 when you add it to a home inspection. It looks at the four systems insurers worry about most on older homes: the roof, the electrical system, the plumbing and the heating and cooling.

Insurers use the 4-Point to decide whether they’ll write a policy on the home at all. Requirements vary from company to company, but if the home is older than about 20 years, a 4-Point is typically required. We photograph the panel with the cover off, the water heater, the visible plumbing, the HVAC data labels and every slope of the roof, because the underwriter will want to see them. Our 4-Point inspection page walks through each system.

What does a 4-Point and wind mitigation combo cost?

Both reports together cost $250 in one visit. If you’re buying a home and need a home inspection too, our 3-Service Package covers all three for $650.

Do you need both a 4-Point and a wind mitigation inspection?

If you’re buying an older resale home, you’ll most likely need both. Plenty of people don’t. Here’s how it usually breaks down:

  • You probably need a 4-Point if you’re buying a home that’s roughly 20 years or older, renewing a policy on one, or switching insurance companies.
  • You’ll want a wind mitigation inspection if you want credit for your home’s wind-resistant features, you just put on a new roof, you’re switching insurers, or the report on file is five years old or older.
  • You may not need either if you’re buying new construction. Insurers don’t require them on new builds. Manufactured homes don’t qualify for wind mitigation credits.

This doesn’t mean you should order both just in case. It simply means you should ask your insurance agent which reports they need before you schedule. Only purchase the inspections you actually need.

Why bundle them with your home inspection?

Because it saves you money and, more importantly, time. If you book a home inspection now and schedule the 4-Point and wind mitigation later, you’ll pay $450 plus $250, or $700, and you’ll need a second appointment. The 3-Service Package is $650 and gets everything done in one visit.

The time matters more than the $50. A typical inspection contingency period is 5 to 10 days, and your insurance has to be bound before you close. Your real deadline isn’t getting the inspections done. It’s having enough time to read the reports, get quotes and negotiate before your contingency period runs out.

There’s one more reason. A 4-Point often flags the same things your home inspection does, like an older roof or a problem electrical panel. When all three reports come from one visit, you find out about an insurance problem while you can still do something about it, not the week before closing.

What can cause problems on a 4-Point inspection?

To be clear, we don’t pass or fail your home. We document what’s there, and your insurance company decides. These are the findings that most often cause trouble with insurers:

  • Roof age and condition. The roof is the biggest concern for both you and the insurer. Age is verified by the most recent county permit or a contractor invoice.
  • Problem electrical panels. Federal Pacific (FPE or Stab-Lok), Zinsco, Sylvania and Challenger panels will likely need to be replaced.
  • Older wiring. Cloth wiring, active knob-and-tube and single-strand aluminum wiring.
  • Polybutylene plumbing. It was used from 1978 to 1996, and insurers will expect it to be replaced. Our polybutylene guide explains why.
  • An old or leaking water heater. Severe rust, active leaks or a unit over 20 years old are red flags for insurers.

If any of these show up, talk with your real estate agent and a non-captive insurance agent before you assume the deal is in trouble. Many of them are fixable, and that’s exactly why you want to know early.

Questions to ask any inspector before you book

Whoever you hire, ask these before you schedule. Here’s how we’d answer them.

  • Is the price for both reports or for each one? Ours: $200 each, or $250 for both.
  • Are there travel fees for my area? We serve Orange, Osceola, Lake, Volusia, Brevard, Seminole and Polk counties.
  • Do you charge a cancellation fee? Some companies charge up to half the fee. We never charge one.
  • When will I get the reports? Ours are typically delivered within 24 hours.
  • Can you do them the same day as my home inspection? Yes. That’s what the 3-Service Package is for.
  • Can I see a sample report first? You should be able to. Here are ours.

Frequently asked questions

How long is a wind mitigation report good for?

Up to five years, as long as no material changes are made to the home and nothing on the form turns out to be inaccurate. A new roof is a material change, and it may earn you more credits, so get a new inspection after a reroof. Some insurers ask for a new report when you switch companies, so check with your agent.

How long is a 4-Point inspection good for?

Insurers set their own rules for how recent a 4-Point has to be. If you’re buying a home or switching insurance companies, expect to need a current one. If you’ve made upgrades like a new roof, panel or water heater, a new 4-Point can work in your favor.

Can I get a 4-Point and wind mitigation without a home inspection?

Yes. Homeowners renewing or shopping for insurance can book the combo on its own for $250, or either report alone for $200.

Does new construction need a 4-Point or wind mitigation inspection?

Insurers don’t require either one on new construction. If you’re buying a new build, a new construction inspection or an 11-month builder warranty inspection is usually the better use of your money.

What areas do you serve?

We perform 4-Point and wind mitigation inspections across Orange, Osceola, Lake, Volusia, Brevard, Seminole and Polk counties, including Orlando, Kissimmee, St. Cloud, Sanford, Daytona Beach, Melbourne, Palm Bay and the Space Coast.
